Tenant would like for a thermostat that has the auto changeover function to be able to have the thermostat automatically switch over from heat to cool without having to manually change it them selves. Complaint of that when there cooling in the kitchen it gets hotter and that area of the house but stays cooler im the back bedroom. Customer is hoping that by having an auto changeover thermostat it will help with balancing out the hot spot in the kitchen area from the back bedroom by automatically kicking in to cool or Heat depending on the need and temperature in the kitchen. Will get with management to come up with a game. Plan to try and help out with issue.

I arrived to service all 4 furnaces. The customer informed me that he replaced all but 2 filters last week, so I will replace the last 2 with ones he provided. I started with the furnace in the in-law unit above the garage. I turned it on via the there and let it run for 15 minutes to check temperatures and make sure it was not short cycling, it wasn’t. Temperature rise @ 44 degrees (30-60 rated), good, 118 supply, 74 return. 0 ppm carbon monoxide. Inducer motor amps @ 0.69 (0.75 rated), has a little rubbing noise when starting up, but it goes away after a minute or 2, something to keep an eye on. Inducer motor capacitor @ 3.898 (4 rated), ok. Blower motor amps @ 5.7 on the black lead, ok for 1/2 hp motor. Blower motor capacitor @ 6.958 (7.5 rated, no +/- listed, old grey plastic style, probably 10%), low if +/-5-6%, ok if +/-10%. I then took the burners out and cleaned them, blew out the condensate trap, blew out the pressure switch hoses, cleaned the flame sensor and spark

Upon arrival I began by greeting and speaking with the customer, I was then shown the locations of the equipment and thermostats, I began by turning the out door twin units on to confirm operations. Once operations were confirmed I then shut them down and began my maintenance, I removed the nozzle assemblies and replaced the nozzles with a .85/80W (left) and a .75/80B (right) I then replaced both fuel filters, housing and bolt gaskets and secured the housings firmly to the fuel supply. I checked and respaced electrodes per my Z gauge and attached my fuel pressure guages to the units, pressures are at 120psig (left) and 150psig (right) I then inspected both cad cells, both appear in good condition. I then checked the capacitors for both units, both are rated for 12.5 and reading 11.98 (right) and 12.63 (left) I tested motor amp draws at 8.67 (right) and 8.49 (left). I reassembled and tested for operations and to dial air/fuel ratio in. Both units began operating properly, adjusted both

Return to replace condensation pump under warranty, install high voltage surge protector and make minor corrections to customer concerns. Seal wall penetration’s get rid of excess slack by strapping pipes. Put batted insulation back in place where work was performed. Test operation of all heads to find everything normal upon departure. Customer stated he was very disappointed in the workmanship that was delivered vs what was promised towards the end of the visit he stated that he was now satisfied with the corrections that were made and was thankful.

Arrived and set my cones out. Dogs name is Coco. Spoke with homeowner who had us come out due to sierra airs new maintenance plan. Went to the thermostat in the hallway - set into heating. Flame levels look good. Stickered the FAU. CO reading at 0 parts per million. Heating temperature rise 55° return: 74° supply: 129° (range 35-65°) Blower motor start capacitor 7.73uF (rated 7.5+/-6%) Inducer pressure port is clear. Pressure switch O.L ohms on off. Pressure switch closes on -.86inWC (rated -.80) ADDED FAU MN/SN to our records. Pulled and cleaned the burner assembly. Cleaned the flame sensor w/ an abrasive pad. Used a cleaning wipe to clean the outside of the FAU + burner and blower cabinets. Vacuumed out the p trap. Changed out customer provided 20x25x5 filter. Inducer motor amp draw 1.90 (rated 2.3) Blower wheel is clear and spins freely. Flame sensor reading 2.1 milliamps (range 1-5) blower motor amp draw 4.15 1/2 HP System appears operational at this time.

Upon arrival we greeted Erik and informed him of how we would proceed with furnace maintenance. We started by checked soot levels to ensure the system was clean enough to start maintenance. We removed the gun assembly and replaced the nozzle (.75 80°W) We then cleaned gun assembly and repositioned electrodes to proper position and reinstalled. We removed old oil filter and replaced with new filter and gaskets. Checked the oil pressure while purging air from oil lines. Oil pressure reading 135psi (rated 130psi) confirmed oil is holding pressure after shutting off the system. Blower motor Capacitor reading 9.34mfd (rated 10MFD +-5%) Blower motor amp draws reading 4.7amps (rated 12.1amps) Recommend replacing blower cap since it is out of tolerance. After receiving authorization I replaced and installed new capacitor. Flu temp reading 420° which is normal We then smoke tested the system and had a zero smoke reading, which is good. Customer requested furnace maintenance 2 units. Master bedroom (outdoor system) Confirmed operation at thermostat. Checked filter location (dirty will need to be replaced. Ran the system in heating for 15 minutes to confirm operation. While the system is running I took the temperature reading of the exhaust. Took amp draw at inducer motor amps read .8amps Exhaust temperature 100°f Checked CO2 with a detector, no co2 detected. Took temperature reading at supply and return to calculate the temperature rise. Supply 142.9°f Return 82.6°f Rise 60°f rated for 40-70°f of rise (within recommended temperatures) Shut system down to clean burner rack, flame sensor and burn cabinet. Washed out burner rack and blew out dust with compressed nitrogen. Checked hot surface igniter read 49.9ohms recommended replacing at 100 ohms. Came out to check over venting issues. Went underneath house to look at ductwork. Most of ductwork is in insulation layer but did find transition duct connecting both sides was flattened out in the middle. Transition duct also has water inside. Transition duct will need to be changed out at this point. No air will make it through transition duct ( 12 in ). Also noticed a duct with nothing attached to it. Will provide estimate for repair.

Upon arrival I began by greeting and speaking with the customer, I was given a run down on the system and it’s symptoms (excessive fuel inside and leaking outside, burning fuel in the firebox after system had been shut down) I then tested the system for operations and malfunction and found that the fuel pump when turned on is leaking oil into the burner assembly and the squirrel cage is scooping it up and throwing it into the gun tube and burner box. I tested the fuel pump again and found that the seals have failed. Fuel pump replacement and maintenance are recommended to bring the system back to an operational state. System will not operate properly at this time and poses a fire risk, I highly recommend not using the oil furnace till repairs can be made.

Arrived and set my cones out. Went to the FAU - pilot light was out. Tried lighting 3 times w/ no success. The thermocouple was generating 31.2 millivolts (rated 30+/-5) The gas valve is not staying open to keep the pilot on and will need to be replaced. Created an estimate for this customer who states she will need to get the money and call us back to schedule this repair. Billed $89 for today. Added FAU MN/SN to our records.
