Reed was our HVAC technician. He called 30 minutes prior to arriving. Reed serviced our furnace and AC unit. Took him about an hour. My service window was from 8-12 and Reed arrived at about 915. Reed was friendly and professional in his work. He did not up charge me on something I didn’t need. The cost was very fair. I will definitely be using Lincoln again for any future services and request Reed as our technician.

I arrived to perform an AC maintenance, I started by running the system for 15 minutes to make sure there were no issues. I then tested amp draws on compressor and condenser fan motor and then tested microfarads on the capacitor. Tightened all electrical connections and then moved to the FAU. Checked amp draw on blower motor and tested capacitor and wiped out blower compartment. Also took temperatures and checked Delta T. After that I washed condenser coil with chemicals and rinsed off and then added AC shine to the top. Supply temp 46*f Return temp 70*f Temp diff 24*f Compressor amps 12.57 amps (manufacturer spec 18.3) Condenser fan motor amps 1.4 amps (manufacturer spec 2.3) Outdoor unit capacitor 40.1/5 (manufacturer spec 40/5uf +-5%) Blower motor amps 5.73 amps (manufacturer spec 7.5) Blower motor capacitor 7.1uf (manufacturer spec 7.5uf +-10%) Made sure all power was restored and everything is working at this time.

They arrived to diagnose the FAU Upon arrival found that the thermostat was not making a call to the furnace for cooling, but would make a call for heating so I removed the thermostat and tested wires and found that even with the thermostat off I could not get the cooling to come on. I ohmed out wires and found that there was a break in Y and G. Recommended installing a thermostat that is wirelessly connected to the furnace. After explaining the situation Shanda decided to hold off because she wanted to talk to Greg and would like Andrew to come out Friday for a second opinion. Cooling is not working at this time, but heating is.

Upon arrival, customer called for service today due to pilot light had gone out and customers didn’t know how to relight it and were hesitant to try themselves. I showed customers how to properly relight pilot light by turning the circular black selector knob to “pilot” pressing in circular knob and holding it in while repeatedly clicking the small square black sparker button unit a status light starts blinking on gas valve. Pilot light lit easily and thermopile was producing 420millivoltsDC, which is a nice strong thermopile reading. When unit first fired up, gas valve was throwing 5 red flashes, which code means “gas valve fault” however after a couple minutes of operating code cleared and went back to reading normal operation. Unit is fairly newer and is from 2019. Quoted gas valve for customers incase issues happen again. I arrived to diagnose the FAU On arrival, I found the unit was working, and he had replaced the fuse. I removed his fuse and installed my fuse tester and then I tested all unit operations multiple times and could not re-create the issue. I also messed with the wiring a little bit to see if I could re-create the issue. I also pulled out control board and inspected the back of it and found no shorts. Customer stated that it’s happened a few times this week usually during the night when they are asleep. Also unsure of which mode system is in when it happens since their thermostat set to auto. Also has not happened on consecutive days. Spoke with customer and agreed that if it happens again, we can come back out to diagnose in for him to note down when it happens and what mode the system is in. Everything is working at this time.

Upon arrival, customers had no cooling issues last year. Previous technician thought it was possibly a stuck TXV, however determined it’s a piston and that the unit was low on refrigerant and charged unit with an additional pound of r22. Upon my arrival today, unit was showing signs of low refrigerant reading 51.2psi low side, and 188.4 high side on R22. Unit is 24 years old, and if we put in a pound of refrigerant less then 9 months ago, unit shouldn’t be low on refrigerant already unless there’s a leak. I informed customer about the r22 phase out that were in, and I formed customers unit is 24 years old. Quoted customers on topping of with r22 and injecting a leak sealant into system. I also informed customer that leak sealant is just a bandaid fix and is no way guaranteed to work. Leak sealant is designed to seal micro leaks, if the leak is greater then a micro leak there’s no way of determining on if leak sealant would work, or how long it would last.
