On arrival the filters were checked and the blower cabinet of the furnaces it appeared to look normal. The capacitors were checked and measured with manufacture rating main blower capacitor was at 10.1 out of ten and the other was at 9.8 both were within the manufacture rating. Then ran the system in cooling made and checked the circuit breaker connections and made them tight. Then began checking the pressures and temperatures at the condenser and the readings showed the system is sufficiently charged with refrigerant delta t was with 17-22 degrees. Then began checking amp readings at the compressor the herm measured at 4.8 the Terminal 1 measured at 15.5 amps and the terminal 2 measured at 15.5 amps. Then checked the condenser fan motor amp reading measured at 0.5. Then checked the other unit amp readings at the compressor the herm measured at 5.3 the Terminal 1 measured at 12.5 amps and the terminal 2 measured at 11.4 amps. Upon arrival to unit, I turned off disconnect and began my service. I started by removing condenser fan motor assembly from unit and removed all leaves, dirt, and debris from bottom of unit using a vacuum and blower. Next I completely cleaned interior, exterior, and coil of unit with coil cleaner and a pressurized garden hose. Once unit was all cleaned and buttoned back up I was ready to test electrical. Capacitor was rated for 45/10MFD +/-5% tolerance. Capacitor’s actual readings were 45.43/10.05MFD which was normal and within manufactures tolerance. Afterwards I tested amp draws on compressor and condenser fan motor. Compressors amp draws were reading 8.12amps, condenser fan motor amp draws were reading 1.01amps which are both normal and within tolerance. Temperatures at return were 62.7°F, temperatures at supply were 41.5 giving a temperature split of 21.2°F which is normal. I noticed customer did not have a hard start kit installed, I highly recommended installing one to lower star

Call for poor cooling. Arrived and was informed by tenant that over the few years that he has lived in this location, he had to run the A/C 27/7 just to keep the house close to 70° with many times the A/C would freeze over. Thermostat is old and technician had to jiggle it to get the Air Conditioning to start up. While A/C was running, attached the gauges to the system and observed operation while taking temperatures and measurements. Taking into consideration of outdoor and indoor temperatures, it appears that the A/C is low on refrigerant which may also be a sign of a possible refrigerant leak. Considering age of equipment, first recommendation is to have the system replaced. Next recommendation is to have a leak search conducted followed by repair if needed then charge the system with additional refrigerant. Last option would be to top the system off and add a leak sealant into the system as a precaution.
