Upon arrival I greeted Kathy and she directed me to the furnace entrance in the attic. I started by turning the system on and let it run for 15 minutes to ensure not overheating or tipping any limit switches. Changed filter 20x30x1 recommend merv 6-9 Inducer motor reading 1.21amps (rated 2.0amps) Flu temp-338.9° Return-78.4° Supply-121.6° Temp split-43.2° I removed and cleaned flame sensor of any corrosion build up and then reinstalled properly. I used dust brush to clean inside burner tubes and wiped down interior of furnace cabinet of dust and debris. Hot surface igniter reading 72.8ohms (rated 50-150ohms) Blower motor Capacitor reading 9.89mfd (rated 10mfd +-5%) Blower motor amp draws reading 5.44amps door open (system max 7.9amps)

Upon arrival I greeted Mr. Bennallack and informed him on how I would proceed with their furnace maintenance. Changed filter 20x30x1 I started by turning the system on and let it run for 15 minutes to ensure not overheating or tipping any limit switches. Condensate trap has a minor leak and appears as if it’s been leaking for awhile. Rust build up on condensate trap and the bottom of furnace cabinet. I recommended we replace trap because it is leaking, corroded and sealed to the drain line. They would like to think about the estimate and will make an appointment in the future. Inducer motor reading .63amps (rated .65amps) Flu temp-110.4° Return-77.1° Supply-136° Temp split-58.9° I removed and cleaned flame sensor and spark igniter of any corrosion build up and then reinstalled properly. I removed burner assembly and cleaned with dust brush and cleaned exterior with industrial wiped. Blower motor Capacitor reading 3.81mfd (rated 4mfd) and 15.30mfd (rated 15mfd+-5%) Blower

I arrive to inspect a leaking water heater. The customers report that mushrooms are growing at the bottom of it. When I got to the unit, I could see that it was leaking from the T&P, and also saw the mushrooms. The drain pan was cracked, and the drywall under the pan was mush in some areas. I also looked under the platform and saw water damage to some of the plywood at the wall, but the integrity of the platform appeared to be in tact, though it is tough to tell until the unit is pulled out. Due to the damage to the drywall and plywood, I don’t feel comfortable just repairing the T&P without addressing the damage to the house. Also, due to the age of the water heater, draining the tank may cause holes in the tank to appear if it hasn’t been flushed over the years, so it is advisable to replace the whole unit. Arrived and set out my cones. Spoke with the homeowner who stated the unit runs for 2-3 minutes then shuts off. He already changed the filter. Went up into the attic and located the FAU with a PS circuit code error. The inducer is pulling -1.11inWC The pressure switch is rated to close on -.35inWC but only closes on -.52inWC O.L ohms on off. Bad pressure switch. Created an estimate. Customer agreed to this estimate. Went and got the pressure switch. Set the switch to close on -.34inWC Installed the new switch into the FAU. Cycled the unit 3d to verify the pressure switch opens and closes on demand and allows the FAU to heat. Pressure port is clear. set the unit to heating and allowed to run for 10 minutes. The unit tripped on high limit. This is a separate issue. Customer states that has been happening for a long time and the unit will heat then cool itself down.
